1. Get rid of clutter. Throw out stacks of newspapers and magazines. Leave plenty of counter space for the home buyers to see in the kitchen & bath . Throw or give away anything you no longer use or want to move! Clean out the garage & basement. Have a yard sale!
2. Wash your windows & screens to let more natural light inside. Consider removing curtain panels & leave just valances to let in even more light especially to show off a great view.
3. Keep everything extra clean. Wash fingerprints from light switch plates. Mop & wax floors. Clean the stove & refrigerator. A clean house makes a better first impression & convinces home buyers that the home has been well cared for. Pay particular attention to the kitchen & baths.
4. Smells- Clean carpeting and drapes to eliminate cooking odors, smoke, & pet smells. Open windows if possible. Try not to let anyone smoke in the home the day of a showing. Pet smells can be tricky. There are charcoal odor & must absorbing bags you can buy at HomeDepot to throw under your sofa & chairs that work very well. ( Also sold at Chewy.com )
5. Put higher wattage bulbs in light sockets to make rooms seem brighter, especially basements & other dark rooms. Replace any burnt out bulbs.
6. Make minor home repairs that can create a bad impression. Small problems, such as sticky doors, torn screens, cracked caulking, or a dripping faucet, may seem trivial, but it will give the buyer the impression that the home wasn't well maintained.
7. Fresh interior & exterior paint is, dollar for dollar, the most profitable improvement home sellers can make. Paint using neutral colors but not white, it appears too harsh. This is my #1 Recommendation to get you Top Dollar ! Painting Instantly freshes up a room. It's the biggest bang for your buck.
8. If your budget allows,
Install new light fixtures - instantly updates a room.
9. Replacing worn carpets or flooring - Ask your real estate professional for advice. Once in a slow market I listed a home and the seller did not want to finish the hardwoods. After a few weeks she did have the floors done, I advertised Gleaming Hard wood flooring held an Open House and Voila the home was Sold ! Yet I have to say in certain homes I may advise against installing new carpets or flooring.
10. Tidy up your yard. Cut the grass, rake the leaves & trim the bushes. Put planters or Plant a few bright flowers near the entryway. Home buyers will drive by first then decide if they want to see the inside. You only get 1 First Impression.
11. Patch holes in your driveway & reapply sealant, if applicable.

13. Beautify the front entrance. Clean up leaves & cobwebs. Paint the front door if needed. Place down a new welcome mat (a black one to hide dirt & mud ) add a colorful planter. 1st impressions mean a lot!
