There are many steps when buying a home.

An Important first step is meeting with one of our experienced agents. 
We can explain the process, Answer all your questions and explain about new regulations, costs and best practices when buying a home. Once we have an idea of your criteria for a home selection, ( Price, number of bedrooms etc.  we can set up automated Search alert emails to keep you informed of new homes for sale and price reductions of qualified properties. 
We at Safe Harbor Realty help guide home buyers to understand the many fields of information in an MLS, Multiple Listing Service search. When you see a property you like, let me know. I will check it out for any " Red Flags" and Disclosures to make sure the home qualifies for your type of mortgage, saving you time and effort. 

 Once we view homes and you find your home, we assist in the paperwork and legal documents needed to make an offer. Advising you of the real estate market and current trends. 
 We also can recommend other professionals such as an Attorney, that give our clients low cost and free services.  
After your offer is accepted, you will have the opportunity to have a
Home inspection, We can recommend an inspector our clients have been pleased with in the past.  You may need to enter into more negotiating, Using our experience and training, We will expertly negotiate on your behalf to get you the best price, terms and conditions.

involved in buying a home. Your real estate transaction is personally coordinated by your Safe Harbor Realty agent.  How your buyer agent gets paid- 
Typically you find a home in the MLS and your buyer agent helps you prepare an offer and other documents.  Within the offer, we ask the seller to pay your buyer agent fee.( our fee)  If we cannot get the seller to pay, you will be required to pay our fee. Our fee will be discussed openly and we will have a Buyers Agent Agreement in writing. New regulations require Before you view a home to have an Agreement with your Home Buyer agent. 

* * How do the new regulations affect home sellers and home buyers?
 New Home buyer regulations would preserve the choices consumers have regarding real estate services and compensation.
 Listing brokers and sellers could continue to offer compensation for buyer broker services, but such offers could not be communicated via the MLS.

MLS Participants acting for buyers would be required to enter into written agreements with their buyers before touring a home. These agreements can help consumers understand exactly what services and value will be provided, and for how much.

We have bought & sold quite a bit of properties over the last 35 years & have had the fortune of working with some very fine Real Estate agents. We had a property for sale that didn't sell last year and Karen contacted us, telling us she could sell our property.
